What is the Future for Commercial Real Estate in Center Cities?

Macy's is selling a major property in downtown Minneapolis.  In our Internet Amazon world, you do not need to order durable goods from such a store.  Sales must be down at this location and there is a serious opportunity cost to dedicating so much space to commercial real estate. It will interest me if this large space is transformed into work space for startup companies or whether it will be converted into residential housing.   Look at the building. It has a cool look.

I believe that many center city properties in major cities will transition to new uses.   I don't think that urban economists have done enough work on how the Internet economy impacts the urban economy and the emerging "consumer city".
